HISTORICAL TIMELINE
1993 - The Integral Group LLC is founded by Egbert L.J. Perry and Clyde E. Gumbs to revitalize communities in Urban America. The company pursues opportunities to perform comprehensive community revitalization, real estate development and construction management services on projects that it sponsors or for other clients.
1993 - The Integral Group initiates the West End Redevelopment project, a three-phase mixed-use project in southwest Atlanta, GA.
1993 - The Integral Group signs its first urban developer consulting engagements on projects in Birmingham, AL and Atlantic City, NJ.
1994 - The Integral Group co-develops Centennial Place. Centennial Place is nationally recognized as the model for urban mixed-income, mixed-use neighborhood revitalization that pioneered the use of the "leverage model", a legal, regulatory and financial structure that mixes various public funds (including HOPE VI funds) and private debt and equity capital in real estate transactions.
1995 - Integral Properties LLC is formed as a wholly-owned, real estate subsidiary of The Integral Group.
1996 - Integral earns recognition for its construction management role in the "Adaptation of Existing Olympic Venues" project, an intense undertaking to adapt several major Atlanta, GA venues for the 1996 Centennial Olympic Games.
1996 - Integral is selected by the Atlanta Housing Authority as its Development Program Manager, to conceptualize and implement a $400 million neighborhood revitalization program known as the "Olympic Legacy Program".
1998 - Integral Building Group LLC, a general construction, construction management and program management affiliate of The Integral Group, is formed.
1998 - Integral expands its presence into the Northeast and undertakes a major development project, Albemarle Square (f/ka Flag House Courts) in Baltimore, MD.
1999 - IMS Management Services LLC, a property management and asset management affiliate of The Integral Group, is formed.
1999 - Integral expands its presence into the West and partners to develop The Villages at Curtis Park in Denver, Colorado.
1999 - Integral expands its presence into the Northeast and partners to develop Henson Ridge (f/k/a Fredrick Douglas Stanton Homes) in Washington, DC.
1999 - The Integral Group purchases and renovates a historic building at 60 Piedmont Avenue, in the Historic Auburn Avenue neighborhood, for use as its corporate headquarters location.
2001 - IMS Human Services Management Program is created to provide family counseling and support services to assist low-income families in their move towards self-sufficiency.
2002 - Integral created and sponsored, Integral Urban New Markets CDE, a USDT certified Community Development Entity (CDE).
2004 - Integral is selected as co-developer of Ponce Park (currently City Hall East), a mixed-use community, in Atlanta, GA.
2004 - The Integral Group, in partnership with Big Bethel AME, develops Renaissance Walk at Sweet Auburn, a mixed-use development in the Historic Auburn Avenue neighborhood of Atlanta, GA.
2004 - Integral is awarded its first New Market Tax Credit allocation from the U.S. Department of Treasury.
